Selling A Home

I want thank you for giving me the opportunity to help you today.  The following is a comparative market analysis.  This analysis will indicate the likely sales price that you could expect to receive for your home in today’s marketplace.

A market analysis takes information based on current listings, pending sales and recent home sales in your neighborhood.  This information is compared to information you have provided to me about your home.   It is then that we can use this information to arrive at a price range that your home might sell at.  Using this price range will allow you to make decisions about one of your most precious investments, your home.   You can use this to determine if selling your home is the right step for you.  This can also give you an idea of what your home is worth if you are thinking about refinancing.  This process is similar to one that a Real Estate Appraiser would use but this is not a Real Estate Appraisal.

Some Real Estate Brokers charge for this service.  I do not charge for my market analysis and this will not obligate you to list or sell your home through me.  I do ask that you remember me and to let your friends know that I am happy to assist them in the purchase or sale of their homes.

Please remember that there may be other Real Estate Brokers that suggest a higher sales price just to get your business.   Also remember that the number of days it takes to sell your house is directly related to price you set for your home as it is compared to similar homes in your neighborhood.   Overpricing your home leads to longer time on the market and often leads to a property becoming stigmatized as undesirable because it has become market-ridden (on the market too long).

I am more than willing to discuss the market analysis and why homes were chosen as comparisons. I also welcome your input as you may know of other homes that have been on the market in your neighborhood.  Together we can arrive at a proper sales price to accomplish your needs.
